Laila Gutin, a Solicitor in the Leasehold team, acted for the beneficiaries of an estate who had inherited a mixed-use property in London comprising several flats held under short leases. The family wished to modernise the structure of ownership and create clean leasehold titles for each flat, with a view to simplifying succession planning and enabling future sales.
Laila advised on the grant of new long leases from the freehold estate and coordinated simultaneous transfers between family members to implement a new ownership structure. This included tax input in relation to stamp duty and capital gains implications, as well as advice on trust structures. We also liaised with the family’s accountant and probate solicitor to ensure all matters were aligned.
The estate was successfully restructured with long leases granted and clean titles created, enabling the family to plan future disposals tax efficiently.
