As expert lawyers, we do more than interpret the law: we see how legislative and tax changes play out in the real world. And that puts us in a position to see the consequences before they’ve been realised by anyone else. 

That was the case in the build-up to and following the implementation of the much-heralded Renters’ Rights Act 2025, which came into effect at the beginning of May. 

The government’s aim was to give greater protection to tenants in private rental accommodation. But it has proved the final catalyst for many landlords rethinking their property portfolios in the face of rising costs and increased regulation and compliance requirements. 

In April, Construction Litigation Partner Mustafa Sidki was featured widely in the media as he reported that he had received a flurry of instructions from landlords looking to serve so called ‘no fault’ Section 21 notices before they were abolished with the introduction of the new legislation.

Two months later, and those eviction notices were coming home to roost. Every single one had bene challenged by the tenants, who are appealing to the courts to give them more time to somewhere else to live, due to the shortage of affordable private rented accommodation. 

The Guardian was the first to report Mustafa’s warning that the consequence was increased costs and delays for all stakeholders: landlords, tenants and the courts – read the article.

The Guardian’s article was soon reposted by news summary websites, including Press Reader, News Dive, MSN and Soliani Chronicle.

The story was soon being picked up by the property media. Quick off the mark were News On The Block, Estates Gazette, Property Reporter and Property Wire. These were followed by articles in The Negotiator, Property Industry Eye, Property118 and Homeshare. 

 

The legal press also saw the value in reporting how the RRA was playing out on the front line, with coverage in leading title Solicitors Journal and Bars Across.
