Where acting for the Buyer we will:
Negotiate with the Seller's solicitors on the terms of the contract to ensure it reflects the terms you have agreed.
Carry out searches over the property including an Environmental search, a drainage serach and a chancel search.
Raise formal written enquiries with the Seller's solicitor.
Deal with all your lender’s requirements.
Prepare a full and detailed report to you explaining (a) the terms of the contract and the obligations contained in it (b) the results of the searches and (c) the replies to enquiries raised with the Seller.
Calculate the Stamp Duty Land Tax payable on the purchase, and complete all post-completion formalities required such as the registration of the transfer and the legal charge at the Land Registry.
Where acting for the Seller we will:
Deal with all communication promptly and provide you with regular updates.
Draft the sale contract and negotiate with the Buyer's solicitors on the terms of the contract and any other documentation such as to ensure they reflect the terms you have agreed.
Reply to the buyer’s enquiries
Ensure that all necessary consents are obtained prior to the sale being entered into.
Deal with all your lender’s requirements.
Complete all post-completion formalities required.
