New Build Plot Purchases

Our team draws upon many years experience in the area of legal services in the newbuild industry.  At the selected sites where we offer this service, purchasers can make their reservation secure in the knowledge that there is available to them a fully independent, fully professional service that will enable them to meet the developers's deadline for exchanging contracts if that is what they choose to do. 

 

Our Professional Independence

We are on the panel of approved solicitors of a number of national developers.  Developers have a vested interest in seeing that good quality, timely legal advice is available to any purchaser, although they understand and our clients appreciate that we work solely for the purchaser.  Naturally, we have no commercial links whatsoever with the developers on whose panels we appear.  In particular, we do not pay, nor have ever paid, referral fees to a developer.  Our value is the quality of our work. 

 

Inspection of the Site

Our services are only delivered on sites which we have personally inspected which of course high street solicitors are not in a position to do in normal circumstances. This taken in conjunction with our prior investigation of all the title documents in what is often a very substantial "legal pack" sent out by the developer's lawyers means that we are in a position to deliver to our purchasing clients the conveyancing services they require to enable them to exchange contracts within the developer's deadline.

 

Our Service Commences...

With the first telephone call. Immediately our clients then receive, usually by email as well, our standard introductory paperwork. From this moment forward our role is to guide our purchasing clients and to support them through the whole process. This includes:

  • Advice on the developer's contract. Newbuild contracts contain additional provisions which relate to the construction of the property.
  • Our clients are taken on a tour of the estate documentation. This will be a lease or an estate transfer with particular provisions as there are special considerations which apply for the benefit of all the residents when a new development is created.
  • We overview the provisions of any management scheme.
  • We give all appropriate advice on the legal conveyancing aspects of mortgage arrangements. Special care is required with regard to developer's incentives.
  • When all our clients arrangements are in place we arrange exchange of contracts within the developer's exchange deadline.
  • We handle any linked sale or remortgage arrangements.
  • We deal with the arrangements for legal completion, normally at short notice and which often involves reinspection by the lender and in all cases final inspection by NHBC.

The objective of the Thackray Williams newbuild unit is to deliver an independent and professional conveyancing service. While the constraints of newbuild purchase require that this service should be delivered in a speedy manner, nevertheless our team is friendly and approachable. It is often said that a house purchase is exceptionally stressful and this can very much be the case in the purchase of a newbuild property. Our aim is to support and guide our purchasing client through every stage of that process.
