Contrary to public perception, a property conveyancing transaction is not standard. Every transaction is different, whether due to legal issues surrounding the properties involved, the length of a chain, the co-operation between firms of estate agents and solicitors or the different personalities of the buyers and sellers themselves. For that reason, we do not delegate transactions to a clerk. Neither do we treat them as part of a production line where there is no one person to whom you can speak.
Our conveyancing solicitors are all highly-trained specialists in their chosen field, each responsible for their own cases. Communicating with you
We undertake to give you regular updates on your transaction. We believe that communication minimises anxiety and leads to a more positive experience for all concerned.
The frequency of communication will vary according to the stage of the transaction. At critical junctures, for instance, coming towards the exchange of contracts, this could be hour by hour. We use the following methods to communicate with our clients:

• Telephone conversations
• Postal communications
• Text messages
• Fax
At the outset we will establish what suits you best. You may prefer to be contacted at particular times of the day, for instance in your lunch break. If you have email capability on your mobile phone your may prefer email communications. The staff working on your transaction will gear communication to be as effective as possible for YOU.
Your Conveyancer will make themselves available to take your personal telephone calls whenever possible or alternatively return your call as swiftly as possible. If they are away from the office for longer than one day you will be given an alternative contact.
Buying at Auction?
Properties being sold at auction are likely to be unique, difficult to value or may have some hidden issues or defects. An auction contract is usually prepared by the seller's solicitor in collaboration with the auctioneer and once the gavel falls, the buyer is bound by those terms. Law Society Conveyancing Quality Scheme
Thackray Williams has achieved accreditation under the new Law Society scheme to recognise quality providers of conveyancing work. Only a few firms in the UK have met the rigorous standards demanded by the scheme.
