A pack must contain the following as a minimum:

• sale statement
• evidence of ownership
• standard searches: drainage/water and local authority
• energy performance certificate

Estate agents may say that they can offer packs for a small or no charge but BEWARE of hidden charges in their fees which are calculated as a percentage of the sale price! They may also want you to sign an exclusive agency agreement that means the HIP does not belong to you and this prevents you from using the pack if you wish to change estate agent. You would have to have another HIP prepared for you.

Ensure you own your Home Information Pack and have the flexibility to not only negotiate the commission rate with the estate agent, but also choose how and with whom the property is marketed.
